All the Home’s a Stage:

And the men and women merely props?  Yep.  That’s what we mean when we talk about the unique Showhomes approach to home staging.  We go a step beyond traditional home staging (well, actually it’s more like several steps beyond).

Let’s set the stage: a home is for sale, and it’s vacant (which is why it’s still for sale).  The homeowner contacts a local Showhomes owner, and soon their home is furnished, decorated, and lived in. It’s still for sale, but now it’s being rented at a much reduced rate by a home manager that essentially acts as a live-in stager, as well as a caretaker and cleaner extraordinaire.

The service is marketed as a tool to sell a vacant property much faster.  The idea behind this concept is that prospective buyers are less enticed by an empty, stale-smelling house, than by a meticulously kept home decorated with high-quality furnishings.  Home managers are required to accommodate real estate agents who want to show the house any day of the week, but in return they have the privilege of living in what are usually large, upscale homes for a fraction of what it would normally cost to rent such a property.

What happens in the final act?  The house sells, and the staging company relocates the home manager to another home as quickly as possible.

Staging ‘twist’ helps vacant homes sell:

In the past, absentee homeowners had to pay for upkeep and utilities on an empty home. They also may have paid a monthly fee for a houseful of staged furniture that may or may not have helped the cause.  Now homeowners are finding that moving in home managers with their own upscale furniture and artwork keeps the home in show condition, speeds the sale of the home, and fetches top dollar.  An extra perk?  The staging fee is often quickly recouped by having the utilities paid by the home manager.
